Local Knowledge: Gordon's Pipes and Problems

Ageing pipes under a well-established Upper North Shore suburb end in the same place: a slow blockage that gets worse until somebody calls a plumber. That's the pattern here more often than not, and it usually traces back to how and when the street was built.

Federation-era Queen Anne and bungalow homes from the 1890s through 1915 still make up plenty of the housing stock on the leafier blocks. A run of mid-century houses and newer apartment stock sits alongside them nearer the highway, so two genuinely different generations of plumbing exist side by side.

Older streets around the East Public School and the recreation grounds nearby carry some of the oldest pipework left standing in this pocket. The newer units closer to the retail arcade sit on modern PVC entirely, a different job altogether.

Ridge terrain adds its own pressure on top of that age gap, with reactive clay shifting under both eras of pipe every wet season.

A cracked joint on an old line and a silted pit on a newer one end up looking much the same from inside the house. Slow drains, gurgling, water where it shouldn't be.

A CCTV drain inspection tells us straight away which of the two it is, and the fix follows from there: a blocked drain repair for a section that's still sound, or a permanent reline once it isn't.

Drain Problems We See Around Gordon

Three issues come up on repeat here, and it pays to know the difference before you're standing in an inch of water.

Tree roots. Mature street trees and the bushland edge push roots into any joint that's opened even slightly, which is the single most common cause of a blocked line on the older blocks.

Ageing clay pipe. Original earthenware drainage cracks and shifts as the ground moves underneath it, and once it fractures, roots and debris follow.

Stormwater surcharge. Heavy canopy leaf litter combines with intense downpours to overload older pits and pipes faster than newer, wider stormwater lines cope with the same rain. A pit that copes fine most of the year can still surcharge in a single sharp downpour if it hasn't been cleared recently.

Services That Fit Gordon's Drains

Given that mix of old clay lines and newer stormwater demands, this is the work we do most in this pocket. Whichever era a house belongs to, the same principle applies: look before you dig, and quote what you actually find.

Blocked drain repair: sorting root-affected joints in the older earthenware runs, with a permanent no-dig fix for any section beyond repair.

CCTV drain inspection: sending a camera down first, so what gets quoted matches what's actually there.

Blocked stormwater: getting pits and downpipes flowing again once a summer storm has overwhelmed them.

Drain cleaning: a proper jet blast through the line to shift whatever's built up inside it.

Why Gordon Homes Choose Us

Our regular round starts at St Ives and runs straight through here, so this isn't unfamiliar territory for any of our crews. Ku-ring-gai Council's streets, this suburb included, get covered week in and week out.

Every job here comes with a $0 call-out fee, upfront fixed pricing and a lifetime labour warranty. Working the same patch every week means less time spent finding the place and more time actually fixing it.

Right Now Problems, Same-Day Answers

A slow drain rarely stays slow for long, so it's worth acting on any of these early.

  • Gurgling from a floor waste or gully when the washing machine drains.
  • A toilet that rises rather than clearing properly.
  • Sinks emptying slower each day.
  • Standing water near an outdoor drain after rain.
  • A smell around a gully that wasn't there before.

A real person answers the phone, day or night, and books the job in there and then rather than adding you to a list.

Our Process, Kept Simple

One number, settled first. Nothing starts until you've agreed to what the job costs.

A look inside, not a guess. The camera tells us what's actually happening before anything gets touched.

Sorted on the day, mostly. Where a section's beyond saving, that piece of work is priced up separately, never buried inside the first number.

Signed off for life. Every job we hand back carries our lifetime labour guarantee.

Two Building Waves, Two Pipe Stories

Two very different pipe generations sit within a few streets of each other here, and getting the age right saves a wasted trip. Hand-laid earthenware clay from the Federation wave has had a century of ground movement to crack and shift.

Apartment blocks nearer the station tell a completely different story. Modern PVC doesn't crack the same way, though shared lines serving several units at once bring their own coordination headaches when something blocks.

There's no point bringing gear suited to a century-old clay run to a ten-year-old PVC line, or the reverse, so the first question on any call is always roughly how old the building is.

What This Suburb's Streets Are Telling Us Lately

Leaf litter off the heavy canopy is the recurring theme through the cooler months, clogging gutters and stormwater pits faster than a lot of homeowners expect. It's a quiet, low-drama problem right up until a downpour turns it into a flooded yard.

Long-held family homes catch us out most often here, simply because nobody's had reason to inspect the original stormwater line since the day it went in. A once-a-year clear-out of pits and grates heads off most of it before the leaf litter has a chance to compact into a solid mat.

Common questions

Gordon Blocked Drain FAQs

A few things homeowners ask before they book.

Can you clear tree roots from drains in Gordon?

Yes. We camera the line first to see exactly where roots have got in, then clear it with a jet blast or the electric eel, and reline the pipe permanently if a repair won't hold.

Do you charge a call-out fee?

No. It's $0 to have a crew come and look at the job, whether that turns into work or not.

Can you clear a drain in Gordon today?

In most cases, yes. Same-day booking is standard here, not something we have to squeeze in.

What other nearby suburbs do you cover?

This patch takes in St Ives, Pymble and a handful of neighbouring pockets besides. If yours isn't obviously on the list, call (02) 9199 2575 and we'll confirm in a minute.

Are you licensed for drainage work anywhere in NSW?

Yes, our licence (#465156C) covers drainage and plumbing work across the state, so there's no suburb we're restricted from.

What is your lifetime labour warranty?

Once we've fixed it, that repair stands behind you for good. Should it ever let go, our crew comes back and puts it right, on us.
