Ageing pipes under a well-established Upper North Shore suburb end in the same place: a slow blockage that gets worse until somebody calls a plumber. That's the pattern here more often than not, and it usually traces back to how and when the street was built.

Federation-era Queen Anne and bungalow homes from the 1890s through 1915 still make up plenty of the housing stock on the leafier blocks. A run of mid-century houses and newer apartment stock sits alongside them nearer the highway, so two genuinely different generations of plumbing exist side by side.

Older streets around the East Public School and the recreation grounds nearby carry some of the oldest pipework left standing in this pocket. The newer units closer to the retail arcade sit on modern PVC entirely, a different job altogether.

Ridge terrain adds its own pressure on top of that age gap, with reactive clay shifting under both eras of pipe every wet season.

A cracked joint on an old line and a silted pit on a newer one end up looking much the same from inside the house. Slow drains, gurgling, water where it shouldn't be.

A CCTV drain inspection tells us straight away which of the two it is, and the fix follows from there: a blocked drain repair for a section that's still sound, or a permanent reline once it isn't.

Two very different pipe generations sit within a few streets of each other here, and getting the age right saves a wasted trip. Hand-laid earthenware clay from the Federation wave has had a century of ground movement to crack and shift.

Apartment blocks nearer the station tell a completely different story. Modern PVC doesn't crack the same way, though shared lines serving several units at once bring their own coordination headaches when something blocks.

There's no point bringing gear suited to a century-old clay run to a ten-year-old PVC line, or the reverse, so the first question on any call is always roughly how old the building is.
